News: 9 good class bungalows sold for $211m in H1

Nine good class bungalows (GCB) exchanged hands during the first half of 2019 for a total price of $211 million, reported Singapore Business Review citing a Knight Frank report.

16 Jervois Hill at Chatsworth Park emerged as the priciest GCB at $30.9 million or $2,032 per sq ft (psf), up 74.4 percent than the median psf price of $1,166. The property was built nine years ago, featuring a built-up area of 10,000 sq ft.

For transactions of landed houses within GCB areas with an area of less than 1,400 sq m (15,069 sq ft), the most expensive transaction went to 63 Belmont Park, which was sold for $39.8 million.

The sale represented the overall highest price in terms of quantum and psf price ($2,653) for H1 2019.

“63 Belmont Park is a newly completed freehold bungalow off Holland Road, indicating how GCBs buyers are still willing to fork out a premium for their ideal property, especially for newer properties,” the report said.

The other GCB transactions covered in the report include the sale in Ewart Park ($30 million), Ridout Park ($25.7 million), Maryland Estate ($25 million), Queen Astrid Park ($23.6 million), Kilburn Estate ($22.2 million), Swiss Club Road ($18.8 million), First/Third Avenue ($18.8 million) and 41 Ford Avenue ($17 million).
